Delwest is a Denver-based real estate development firm focused on creating value within local communities through a unique combination of leadership and partnership.
The company’s roots in residential development are deep, beginning with founder Joe DelZotto’s grandfather Jack, an Italian immigrant to Canada in the late 1920’s who started as a stonemason. Over time, Jack established a homebuilding company that grew into an industry-leading real estate firm headquartered in Toronto. Joe DelZotto continues the family tradition of entrepreneurial innovation, quality craftsmanship, and civic planning, all of which is deeply ingrained in the Delwest methods of operation and construction. Indeed, the DelZotto stamp of authenticity, innovation and integrity can be seen in every property Delwest has built or rehabbed along the Front Range.
With a portfolio including multi-family rental properties (both luxury and affordable), whole communities of single-family homes, and renovated historical homes and buildings, Delwest is considered by its urban, federal and financial partners to be among the top metro-area real estate development companies.

President & CEO
Joe founded Delwest in 1993 to bring his extensive experience in construction and land development to the Denver market. His background spans both the U.S. and Canada and includes overseeing the planning, financing and opening of single-family home, townhome, and condominium communities, multi-family buildings and assisted living facilities, as well as the redevelopment of more than 500 distressed residential properties.
Under his leadership, Delwest has grown to be one of the most respected developers in Colorado, with a growing focus on social impact and programming to help the area’s most needy residents. DelZotto roots in the industry go back to his grandfather, an Italian immigrant who came to Canada in 1927 as a stonemason and built what is now one of Canada’s largest residential real estate groups.
In addition to sitting on the board of Housing Colorado — as well as boards of several family companies — Joe was part of the CHFA Tax Credit Advisory Group and a member of YPO Colorado. He is currently is a member of YPO Gold Rocky Mountain chapter.
Director of Acquisitions & Business Development
Prior to joining Delwest in 2014, Craig amassed a broad range of experience in land acquisition, multifamily development, retail tenant representation, investment sales, and land entitlement at firms around the country. At Delwest, Craig identifies creative new infill and transit-oriented development (TOD) opportunities with a special concentration on addressing the pressing need for more affordable housing in the Denver metro area. He also partners with nonprofits and housing authorities to deliver “wrap around” anti-poverty services to Delwest residents in their affordable communities. In the last two years, Craig has helped deliver almost 300 new LIHTC apartment units to the market and is currently developing 280+ LIHTC units for delivery in 2020. This will provide new affordable homes for hundreds of needy Coloradoans.
Craig is a graduate of Princeton University (where he played football and baseball). He also owns a Sola Salon Studio in Los Angeles, and is the proud father of an amazing daughter.
Rebecca brings her extensive experience in portfolio management, M&A and both domestic and global investment strategies to her work at Delwest, where she oversees all financial planning, analysis and reporting. With an MBA in Finance from The Wharton School, as well as multiple high-level roles for securities and investment firms in New York, London and Beijing, Rebecca brings deep financial expertise to her position advising Delwest of both opportunities and risks.
Since early 2012 Derrell has been a critical member of the Delwest team. A typical day sees him overseeing all staff in the field, running construction operations, and working with cities and HOAs on condominium projects.
With more than four decades of commercial, residential and multi-family construction experience in Colorado, it should come as no surprise that Derrell is also a Class A Licensed Contractor in Aurora and both El Paso and Douglas Counties, as well as a Class B Licensed Contractor in Centennial. Derrell holds a Class B Supervisor License in Denver, a Class C Supervisor License in Fort Collins, and is QCM rated by U.S. Government Corps of Engineers.
Derrell also acts as the principle for D. Schreiner Construction Management, LLC, specializing in commercial offices, custom homes, commercial warehousing, additions and remodels.
Program Services Coordinator
Julie manages Delwest programming to consistently deliver outstanding support and social impact services to meet the physical, psychological and emotional needs of our affordable housing residents. Her track record includes building positive relationships with individuals and resource agencies to proactively address needs and performing community outreach to create awareness around social issues and the need for affordable housing in Colorado.
