Delwest is a Denver-based real estate development firm focused on creating value within local communities through a unique combination of leadership and partnership.
The company’s roots in residential development are deep, beginning with founder Joe DelZotto’s grandfather Jack, an Italian immigrant to Canada in the late 1920’s who started as a stonemason. Over time, Jack established a homebuilding company that grew into an industry-leading real estate firm headquartered in Toronto. Joe DelZotto continues the family tradition of entrepreneurial innovation, quality craftsmanship, and civic planning, all of which is deeply ingrained in the Delwest methods of operation and construction. Indeed, the DelZotto stamp of authenticity, innovation and integrity can be seen in every property Delwest has built or rehabbed along the Front Range.
With a portfolio including multi-family rental properties (both luxury and affordable), whole communities of single-family homes, and renovated historical homes and buildings, Delwest is considered by its urban, federal and financial partners to be among the top metro-area real estate development companies.

President & CEO
Joe founded Delwest in 1993 to bring his extensive experience in construction and land development to bear in the Denver market. With an education in economics from both McGill University in Montreal and the University of Toronto, Joe moved to Denver in the early 1990s to begin crafting his own leadership legacy.
In addition to sitting on the board of Housing Colorado — as well as boards of several family companies — Joe is part of CHFA’s (Colorado Housing Finance Authority) Tax Credit Advisory Group. He is also a long-standing member of the YPO Gold Rocky Mountain chapter.
In his spare time, Joe enjoys traveling, skiing, golf and, above all, spending time with his family.
Director of Acquisitions & Business Development
Prior to joining Delwest in 2014, Craig amassed a broad range of experience in land acquisition, multifamily development, retail tenant representation, investment sales, and land entitlement. At Delwest, Craig has been tasked with identifying creative new infill and TOD opportunities with a special focus on addressing the pressing need for more affordable “workforce” housing.
Craig is a graduate of Princeton University (where he played football and baseball). He also owns a Sola Salon Studios in Los Angeles, and is the proud father of an amazing daughter.
A Delwest team member since 2014, Jenny’s extensive expertise in marketing, sales, real estate transactions, interior design and home staging keeps her extremely busy both at the office and at Delwest sites.
Jenny has four girls, including twins, and spends any spare time cheering on the soccer field sidelines, cruising the ski slopes or climbing up a 14-er with her family and friends.
Since early 2012 Derrell has been a critical member of the Delwest team. A typical day sees him overseeing all staff in the field, running construction operations, and working with city entities and HOA’s on condominium projects.
With more than four decades of commercial, residential and multi-Family construction experience in Colorado under his belt, it should come as no surprise that Derrell is also a Class A Licensed Contractor in the City of Aurora, El Paso County, and Douglas County, as well as a Class B Licensed Contractor in the City of Centennial. Derrell also holds a Class B Supervisor License in City of Denver, a Class C Supervisor License in City of Ft. Collins, and is QCM rated by US Government Corps of Engineers (Quality Construction Management).
In addition to his work at Delwest, Derrell also acts as the principle for D. Schreiner Construction Management, LLC., specializing in commercial offices, custom homes, commercial warehousing, additions and remodels.
