 In D-Brief

Greetings!

It’s been a busy and exciting time at Delwest, and we couldn’t be more grateful. From celebrating the grand opening of Holly38 to breaking ground on The Vista—our newest townhome community at Greyhound Park—our company is growing fast. None of this would be possible without our incredible partners and residents! Together, we’re building homes, opportunities, and communities for families across the Denver-Metro area.

Now Open: Holly38 Delivers 253 Affordable Homes and a Vibrant Community Hub to Northeast Park Hill

We are proud to announce the grand opening of Holly38, a transformative new affordable housing development located at 3820 N Holly St. in Denver’s Northeast Park Hill neighborhood. Offering 253 income-restricted 1- to 4-bedroom apartments, Holly38 was designed to foster long-term stability and opportunity for individuals and families alike.

At the heart of the community is a dedicated educational center that will soon host a high-quality preschool (Second Family Childcare), before- and after-school programming, and vocational training for Early Childhood Educators. We’re fortunate to partner with Debra Locke, founder of Second Family and Youth Empowerment Agency, to deliver these services and expand opportunity across generations.

Our grand opening celebration brought together civic and financial leaders whose partnership and vision helped make this project possible! Pictured left to right in the event photo, we were honored to welcome:
Mo Miskell (DOLA), Maria De Cambra (DOLA)Kathryn Grosscup (CHFA), Joe DelZotto (Delwest), Scott Horton (Wells Fargo), Mayor Mike Johnstonformer Mayor Michael Hancockformer Councilwoman Robin Kniech, and Alison George (CDoH). Their leadership has been instrumental in bringing Holly38 to life.

“Our goal with Holly38 was to create more than just housing—we wanted to build a community,” said Joe DelZotto, Owner and CEO of Delwest. “We’re proud to provide high-quality, affordable homes that help families thrive.”

Residents at Holly38 enjoy modern interiorsenergy-efficient appliances, and in-unit washers and dryers, along with access to a dynamic clubhouse featuring workstations, a community kitchen, a kids’ corner, complimentary coffee and espresso, and a secure package system. Utilities are included, and the property is pet-friendly.

Our Partnership with Adams-14 School District and Adams City High School

Delwest is proud to partner with the Adams-14 School to Work Alliance Program (SWAP) and Adams City High School’s Construction and Engineering Academy. This partnership has created valuable opportunities for students to explore careers in real estate development and construction.

Earlier this year, Delwest Management Corp. participated in the school’s Career Expo, where students connected with team members from across our company — including marketing, leasing, and maintenance — to learn about the many roles that support our communities.

Additionally, Delwest Development Corp. hosted a field trip for their 9th-grade Construction and Engineering students. We had fun providing a behind-the-scenes look at an active job site and insight into the full lifecycle of a construction project. Plus, we were able to enjoy pizza from Dion’s and ice cream from MyKings! A perfect way to end the school year and kick off summer!

Thank you from all of us and stay tuned for more exciting news and opportunities from Delwest!
